Solar Eclipses Speak to our Soul!
With the Solar Eclipse right in front of our eyes, we do know something auspicious is going on and we might feel touched by the magnificence of the universe and its mysterious ways of working. I live on Maui and when I look up at the night sky I can actually see the stars. I love doing that! I also have a good friend who loves to travel with her husband to Solar Eclipses around the world; he actually proposed to her on one of their first trips! So what is going on with Solar Eclipses? Why is it obviously touching our soul and spirit? What is actually happening when a Solar Eclipse happens?
Total Solar Eclipse
When the Sun is covered up by the Moon we will experience total darkness! I remember watching my first Solar Eclipse as a small child and feeling pretty unsettled by the darkness in the middle of the day. I am sure Solar Eclipses have been watched with dread throughout the ages. After all the Sun was perceived as the bringer of light and life on our planet earth and was known in its significance and its impact onto our lives here.
The light of the Sun as source of our consciousness being gone would have been taken as a bad omen. But then how wonderful when the Sun reemerges, distributing the life giving force! And with it a new cycle of understanding and expansion of consciousness and life!
Today we know all about the reasons for eclipses happening and we know exactly where and when we will be able to see it. Still it has not taken away much from the mystery of it and the sense of something significant happening.
A Lunar and a Solar Eclipse in Opposing Signs this Month
Eclipses are very potent Full and New Moons! They are said to bring the shadow side of the opposing and the sign it is in to the foreground of our consciousness. With the Lunar Eclipse in Capricorn on July 7th and the Solar Eclipse in Cancer on July 21/22 we will for sure have a chance to look deeper into that shadow but into the wonderful possibilities of integration as well.
We could say that this ax of Cancer and Capricorn could expose immaturity, denial, martyrdom and self-indulgence for Cancer or dominance, control, giving away our power to authority out there and not taking on responsibility for our own life for Capricorn.
Cancer is seen as the most feminine water sign symbolizing the divine mother, live giving and life affirming. Capricorn is seen as the fatherly guiding principle of authority. We are living in a time where prejudice based on sex or skin color is loosing its dominance, and what an exciting time it is to live in!
Balancing the Male and the Female in Us
We all have a male and a feminine side in us! In astrology the Sun and Mars is symbolizing the inner man and Moon and Venus the inner woman. When we have a solar eclipse the Moon is merging with the Sun, the male with the feminine and for a moment there is oneness and balance of the two. This can inspire us to strive for that balance in our own life more consciously and successfully.
The Aquarian Age
In the bigger picture we are moving into the Aquarian Age, a 26, 000-year cycle which introduces an era of equality and collaboration instead of the ego driven old paradigm of the survival of the fittest. We are on the cusp of tremendous changes in our state of consciousness and how we perceive ourselves in the world. The year 2012 seems to be a turning point and spiritual doorway into a changed perception of unity and oneness consciousness. The Mayan calendar is ending in 2012 and with it there is the potential for a paradigm shift into something truly new.
New Moon
The New Moon always is a time of new beginnings by cleaning the plate of the old and outlived. It is a time to reorient and check in with our deepest soul intentions. We also have two New Moons in Cancer this year, one was in the beginning of Cancer, at the end of June and one is at the very end of the sign in July. Also this New Moon has a quincunx to Pluto; the agent of transformation, death and rebirth.
What Does it Really Mean for You?
Wherever the New Moon is falling into your chart that is an area in your life you want to pay attention to!
Which house is it in? For example if it is in the second house, which is representing our finances and property, the material world we live in; you might want to be aware of how you nourish yourself in a very concrete way. What are your plans for later in life when you retire? Do you spend more money then you earn? Are you dealing with your credit card debt? Are you taking charge of your financial status? Or do you blame the economical situation and the government and victimize yourself? If you blame somebody else you don’t perceive yourself as able to change anything; therefore blame is always disempowering!
How many people have thrived in times of economical downturns? Are you looking at the glass half empty or half full? Do you take responsibility for your life or not? Are you aware that wherever you are in your life is the result of the thoughts, beliefs, values, habits and actions of your past? If you truly understand and accept that, you have the key for changing your future!
Second Jupiter Conjunction with Chiron is still close to Neptune

Customer care is all about going the extra mile and doing just a little bit more for each and every one of your Face Painting customers. It’s not just about providing a first-class service, it’s all about doing the additional unexpected things, for no charge at all, and that will put you way ahead of your competition, way ahead!
So how can you stand out from the other Face Painters and Children’s Entertainers in your area and be viewed as the best and most contentious there is?
On arrival to a booked event, give your customer a free gift, for no reason at all. Just because you care. This could be a reward of some kind – maybe for the 21st Face Painting customer this month, a cinema ticket for the birthday child with a bag of sweets, a box of Crispy Crème Donuts with sachets of Hot Chocolate for the adults, a discount coupon from an allied children’s industry (like a school uniform voucher). The list is endless as there are so many more ways that you can make a good, and lasting impression with your additional customer care.
Listen out to their needs, wants and desires and act on them. Is there something that your Face Painting or Entertainment company can offer them, can you help in anyway. I make a habit of listening in to others conversations, especially mums waiting in a Face Painting queue, as they tend to chat about previous entertainment experiences. Listen out for any negative statements such as “She never did this…” or “They were supposed to that…” or “He told me he would…” These words are signs of dissatisfaction – can you act on them and fill a gap in the market?. Positive words are also good to be on the look out for, because if someone is being praised and recommended for their Face Painting or Children’s Entertainment service, you too need to be doing whatever they are doing as well.
Become genuinely interested in them, and by this I don’t mean just nodding or shaking your head in conversation. Listen deeply and intently when you are chatting with your customer and give good, interesting answers and comments. Make a mental note of anything they say that will help to build your relationship and provide a better Face Painting or Entertainment experience. For instance if they tell you a snippet of information about little Johnny, maybe his reaction to a birthday present, maybe a nasty fall in the school playground, or maybe about his school trip to the zoo, make sure you remember it and write it down as soon as possible. You can then use this information when you next see them at a local event or birthday party, or when you next email them, or when they next book you. Your outstanding memory will go a long way and little Johnny’s mum will be so impressed that you remembered such a thing. I have used this tactic many times in my Face Painting and Party Venue businesses. It works a treat!
So, get your thinking caps on. Sit down right now and make a list of all the additional care that you are going to add to your Face Painting or Entertainment customers lives, starting with the free gifts and rewards you can offer, then how you will capture their positives and negatives with regards to their wants, needs and desires and finally how to record useful personal information that you can use at a later date.
Not only will this please them – you will also get a great sense of satisfaction.

(1) I am waiting and praying for the day when people from amongst people shall be taking part in elections and shall be occupying seats in the houses and then shall be serving the people.
(2) I hate the people who are elected by the people to serve them as public servants often start indulging in scams, scandals, muddles, sale of jobs, sale of quotas or the like and start becoming rich and start turning the masters poor by looting them.
(3) I like that number of religious places should be on the lower side and all those religious places should be under the managing committees and none of the religious place should be under an individual.
(4) I do not like the people who do not like to work where they have been appointed. I shall desire that they should leave the institution which is not coming within their liking zone.
(5) I desire that all processions, rallies, strikes, bandhs, gheraos etc. etc. should be banned under the law and strict action be taken against those who violate such a law.
(6) I desire that all the people on this earth should have suitable living accommodation and every couple should have a separate bed room so that they could keep privacy.
(7) I hate the couples who in the Courts seeking judicial separation, divorce, maintenance or they are fighting on the subject of dowry and custody of children.
(8) I like to condemn the people who are not able to keep the bride like a daughter in their house and she is compelled to leave the house of her in laws or she is burnt alive and at times she is compelled to commit suicide.
(9) I do not like the parents whose child is on the road and is begging. As far as I am concerned, these people are criminals, sinners and the people who have committed a grave misconduct.
(10) I like to hear much about God, but when I have a look on all discrimination in this world, my faith in God is disturbed and start disbelieving in the existence of God.
(11) I do not like to sit idle and therefore, I want work in my hand. Some people start assessing the dignity of work in hand, but this question has got no importance for me and I can do any work which should not be a sin, a crime or a misconduct.
(12) I want to meet God, but when I shall die, I shall not pray before Him that He should allow me to stay with Him, rather I shall pray that I should send back on this earth so that I could finish all the works which are in my hand.
(13) I do not like the people who are reading and reciting religious books time and again but they say that it is not obligatory that they should follow the guidelines immediately without any delay. They say that they shall start following those guidelines in old age.
(14) I do not like people who are having a large number of children and then leaving them at the mercy of the people, at the mercy of God or they are before the government and demanding concessions for their children.
(15) I do not like people who are not increasing their knowledge and who are not learning more and more in this world. I like the people who try to learn more and more from others, from books and from other sources of information.

Successful real estate investing requires a savvy understanding of several key financial measures and formulas. Otherwise, investment real estate cannot be evaluated concisely, which in turn, could prevent the investor from reaching his or her investment goal, perhaps even to lose money on the investment.
So to help you better understand real estate investing, I’ve assembled a list of twenty-one measures and formulas used by investors. Some formulas are omitted because they require a financial calculator or investment real estate software to compute.
1. Gross Scheduled Income (GSI) – This represents the property’s total annual income, as if all the space was occupied and all the rent collected. It includes the actual rent generated by occupied units, as well as potential rent from vacant units.
Example: $46,800
2. Vacancy & Credit Loss – This is potential rental income lost due to unoccupied units or nonpayment of rent by tenants.
Example: $46,800 x .05 = $2,340
3. Gross Operating Income (GOI) – This is the gross operating income, less vacancy and credit loss, plus income derived from other sources such as coin-operated laundry facilities.
Example: $46,800 – 2,340 + 720 = $45,180
4. Operating Expenses – These are the costs associated with keeping a property in service and revenue flowing. This includes property taxes, insurance, utilities, and routine maintenance but does not include debt service, income taxes, or depreciation.
Example: $18,525
5. Net Operating Income (NOI) – Net operating income is one of the most important measures because it represents a return on the purchase price of the property and, in short, expresses an objective measure of a property’s income stream. It is the gross operating income, less the operating expenses.
Example: $45,180 – 18,525 = $26,655
6. Cash Flow before Taxes (CFBT) – Cash flow before taxes is net operating income, less debt service and capital expenditures, plus earned interest. It represents the annual cash available before consideration of income taxes.
Example: $26,655 – 19,114 = $7,541
7. Taxable Income or Loss – This is the net operating income, less mortgage interest, real property and capital additions depreciation, amortized loan points and closing costs, plus interest earned on property bank accounts or mortgage escrow accounts. Taxable income may be negative as well as positive. If negative, it can shelter your other earnings and actually result in a negative tax liability and higher cash flow after taxes.
Example: $1,492
8. Tax Liability (Savings) – This is what you must pay (or save) in taxes. It’s calculated by multiplying the taxable income or loss by the investor’s tax bracket.
Example: $1,492 x .28 = $418
9. Cash Flow after Taxes (CFAT) – This is the amount of spendable cash generated from the property after consideration for taxes. In brief, it’s the bottom line, and is calculated by subtracting the tax liability from cash flow before taxes.
Example: $7,541 – 418 = $7,123
10. Gross Rent Multiplier (GRM) – This enables you to quickly estimate the market value of any rental property.
Formula: Price / Gross Scheduled Income = GRM
Example: $360,000 / 46,800 = 7.69
11. Capitalization Rate – Cap rate (as it’s more commonly called) is the rate at which you discount future income to determine its present value.
Formula: Net Operating Income / Value = Cap Rate
Example: $26,655 / 360,000 = 7.40%
12. Cash on Cash Return – This represents the ratio between the property’s annual cash flow (usually the first year before taxes) and the amount of the initial capital investment (down payment, loan fees, acquisition costs).
Formula: Cash Flow before Taxes / Cash Invested = Cash on Cash
Example: $7,541 / 110,520 = 6.82%
13. Time Value of Money – This is the underlying assumption that money, over time, will change value. For this reason, investment real estate must be studied from a time value of money standpoint because the timing of receipts might be more important than the amount received.
14. Present Value (PV) – This shows what a cash flow or series of cash flows available in the future is worth in purchasing power today. It’s calculated by “discounting” future cash flows back in time using a given rate of return (i.e., discount rate).
15. Future Value (FV) – This shows what a cash flow or series of cash flows will be worth at a specified time in the future. It’s calculated by “compounding” the original principal sum forward at a given compound rate.
16. Net Present Value (NPV) – This discounts all future cash flows by a desired rate of return to arrive at a present value (PV) of those cash flows, and then deducts it from the investor’s initial capital investment. The resulting dollar amount is either negative (return not met), zero (return perfectly met), or positive (return met with room to spare).
17. Internal Rate of Return (IRR) – This model creates a single discount rate whereby all future cash flows can be discounted until they equal the investor’s initial investment.
18. Operating Expense Ratio – This provides the ratio of the property’s total operating expenses to its gross operating income (GOI).
Formula: Operating Expenses / Gross Operating Income = Operating Expense Ratio
Example: $18,525 / 45,180 = 41.00%
19. Debt Coverage Ratio (DCR) – This is the ratio between the property’s net operating income and annual debt service for the year. Lenders typically require a DCR of 1.2 or more.
Formula: Net Operating Income / Annual Debt Service = Debt Coverage Ratio
Example: $26,655 / 19,114 = 1.39
20. Break-Even Ratio (BER) – This measures the portion of money going out against money coming in, and tells the investor what part of gross operating income will be consumed by all estimated expenses. The result always must be less than 100% for a project to be viable (the lower the better). Lenders typically require a BER of 85% or less.
Formula: (Operating Expense + Debt Service) / Gross Operating Income = BER
Example: ($18,525 + 19,114) / 45,180 = 83.31%
21. Loan to Value (LTV) – This measures what percent of the property’s appraised value or selling price (whichever is less) is attributable to financing. A higher LTV means greater leverage (higher financial risk), whereas a lower LTV means less leverage (lower financial risk).
Formula: Loan Amount / Lesser of Appraised Value or Selling Price = LTV
Example: $252,000 / 360,000 = 69.22%
